Job description:
- Reviewing the contract documents with each other at the beginning of the project, especially since there is often a discrepancy between the construction and architectural drawings received by the consultant and trying to match them or correct the error on their part. This is an extremely important step and how many disasters it caused later on for those who did not pay attention to it.
- Reviewing work priorities with documents and confirming this with official letters from the consultant to be an important document when disputes occur, God forbid.
- Making an inventory of the various work items, which is an important step, especially in unit-based contracts
- Making monthly extracts
- Reviewing the contracts with the comparison when making the extracts. This is an important step because if the work exceeds 125%, it is permissible to request an increase in the price for the excess work.
- Preparing subcontractors’ extracts and comparison tables between them and the client to avoid errors and expenses without revenues or transfers of revenues to a different fiscal year, and this point leads to manipulation by some companies.
- Preparing a monthly report explaining the executive position of business progress
- Following up and making a list of the results of examining material samples and approving them by the consultant, making shop drawings and approving them, as well as prequalification for subcontractors and approving them, as well as the method statement for various items and approving them.
- Creating a timetable for the project
- Follow up the timetable and extract the necessary reports such as cash flow
- Preparing reports on the work required during each month and the percentages of completion and comparing them with the approved time program
- Project quality control
- Monitoring project purchases regarding the quality of materials required for the project
- Preparing the necessary documents, analyzing prices, and inventorying quantities for new items outside the scope of the contract
- Making claims for the project during the legal period stipulated in the contract (usually 28 days) from affecting the cost and duration of the project.
- Preparing the necessary documents to raise delay fines, if any
- Perform a recovery program if the project is delayed beyond the schedule and the consultant requests this
- Follow up on the disbursement of extracts by the client, the timing of disbursement, and record the deductions and their reasons to preserve the rights to compensation.
